Currently, LIVIO delivers to all locations in California, Texas & Florida. We plan to deliver to all states that are connected through ports in the near future.

2. All exterior wall panels are manufactured with 20 Gauge & interior wall panels are 22 Gauge which meets structural code requirements.

Currently we do not sell plans separately & all images on our website are copyright of LIVIO, any one found duplicating the designs shall be subject to legal action and potential penalties.

Yes, LIVIO can offer Pre-construction & permitting services for a small additional fee as per the HomeKit design chosen and the permitting process with your City / County.
After providing the plan check approval / building permit confirmation to your LIVIO sales associate, your HomeKit can be fabricated and delivered within 12-16 weeks depending on the size and quantity of homes.
1. We do not offer General contractor services currently, but can refer you to our certified framers & contractors in your area to help with your project.

1. The steel frames are delivered on a flatbed truck in a metal container. You will need a forklift / small crane on site to lift it off the truck and placed on the site, not much area is required on site.
2. Once opened, the panels can be pulled out and erected with 2 or more people.
You may need to grade the site & have the foundation completed separately – either by yourself, or by a contractor. We do, however, provide all the necessary information & materials to ensure that your new home package is built properly. Ensure, there is unhindered access to your property for the delivery truck.
You may hire a General Contractor to manage all stages & trades of your project or separately hire specialized sub-contractors who are experienced in working with steel framing. Because LIVIO HomeKits go up much faster than conventional stick-framed houses, it is easier to schedule the sub-trades. Many subcontractors like working with steel framing due to pre-punched holes & less waste/ dust on site making them more efficient & faster.
Typically a Home costs $325-$450 / sq.ft. to finish. The HomeKit is about 8-10% of the overall construction cost. ($20-$23 / sq.ft.)
The Buyer is fully responsible for the purchase. There are NO RETURNS / CANCELLATION once the order is placed. You can however change the selection of HomeKit design within 7 days of signing-up.
1. Upon signing up you pay only 50% of the Kit value & get all plans within 10-12 working days.
2. Prior to Shipping of the Kit, you pay the balance 50%. For more information on payment methods, Contact Us.
